New rent increase limits are coming into effect in the Netherlands. If you have recently received a rent increase notice from your landlord, pay attention to these changes.

This policy aims to protect tenants from excessive rent hikes, especially in the social and mid-range rental sectors.
- ✓ Social Housing (Sociale huur): The maximum rent increase is 4.1%, or €25 if your monthly rent is below €350.
- ✓ Mid-Range Housing (Middenhuur): The maximum increase is 6.1%.
- ✓ Free Sector (Vrije sector): The maximum increase is 4.4%.
If your landlord's proposed increase exceeds these limits, you can use the official Huurcommissie template 'Bezwaarschrift huurverhoging 2026' to formally object in writing. This must be submitted before 01/07/2026. If the landlord still refuses, you can request a ruling from the Huurcommissie. The template is available on huurcommissie.nl.
