For a move, renovation or heat-pump project in Utrecht, Flevoland or Gelderland, the surprise may be the grid rather than the builder. The Dutch government says that from 1 July 2026, a new or heavier electricity connection may not be available immediately. That can reshape the timeline for an induction hob, EV charger or heat pump.



  • Time and area: the rule covers Utrecht, Flevoland and Gelderland. Requests filed before 1 July continue; new requests may be placed on a waiting list.
  • Best for: new homeowners, tenants planning a renovation, and anyone adding electric heating, cooking or charging.
  • Before you commit: ask your grid operator and installer whether the existing connection is sufficient. Evening peaks are commonly 16:00-21:00, so schedule smart devices outside that window where possible.
